Holly: Hey guys, happy Friday. It’s Holly and my little stand in miss Daisy, and we are here with today’s fun fact Friday. So, it is no surprise that the real estate market is hot, and there is buyer fatigue out there. Lately we’re getting a lot of phone calls from clients that have been working with other lenders and they want to know what can we do to strategically position them to win? Well, that’s an easy answer because that’s where we shine. First of all, we take a full, thorough loan application. We have it fully underwritten and approved. We clear all of their conditions. So the only thing that remains that we’re going to need to get that loan closed is clear title, insurance, and appraisal. So what this does is this positions them to compete those cash offers. Also, we’re applying some additional strategies.
Maybe you have a 20% down payment, but that’s all your money. And you’re getting burnt out because you’re not winning the offers that you’re putting in. Well, guys, let’s think about this. Mortgages and negotiations are a puzzle. So maybe less look up at the 5% down payment and then less use the additional 15% to go in over list price if you are comfortable, bridge the gap between value and price, and let’s hope you win that home. You know, another reminder, we do call all of our realtors personally when the buyers are negotiating their offer. And we explain to them that, yes, they’re putting 5% down, but this 5% down, isn’t a negative. It’s a positive, because we’re using those assets to be strategic, bridge the gap, and win in is this market. So go out there and have a great weekend.
